Factors Determining Roof Repair vs. Roof Replacement
As one of the top roofing contractors in our area, All States Home Improvement receives plenty of roofing questions from homeowners. One of the most common questions is about when to replace and when to repair their roofs. Unfortunately, the answer to this question depends on many factors. We will have to inspect your roof to be sure. However, we can explain some of the factors we consider. Learn more here:
- The Condition of Your Roof Valleys – When it rains, water tends to collect in your roof valleys. We will pay special attention to this area and look for any signs of granule loss, curled shingles or cracked shingles. Any damage to this area has a great risk of developing into a roof leak. If we see any damage, we’ll check the condition of the rest of your roof. If the damage is isolated then we can repair it. But, if the damage is extensive, then we might need to replace your roof.
- Asphalt Shingle Damage – As a top roofing company, we will take note of the location and number of the cracked, curled, missing or damaged shingles that we find during our inspection. These signs mean that your roof is more vulnerable to water damage. We can repair minor roof problems, but if the damage shows up in multiple areas, then your roof might be compromised. Often, a roof replacement makes more sense at this point.
- Your Roof’s Age – With regular maintenance, you can expect a roof to protect your home for many years. However, if your roof is over 20 years old, then it might be time to consider a replacement. Once your roof reaches this point, then it requires special attention and expert maintenance. As it grows even older, more roof repairs become necessary. Sometimes, a roof replacement makes more economic sense if your roof is decades old.
